How is Owning a Condo
different from Owning a
Single-Family Home or Renting an
Appartment
Windpath is
governed by the condominium laws
of Massachusetts. It is also
governed by a Master Deed and
Bylaws of Windpath Condominium
(as amended from time to time).
A Resident Handbook is available
to assist Unit Owners in
interpreting the Master Deed and
By-Laws and in understanding
Owner responsibilities.
The primary objectives of a
condominium are to operate the
community in a way that provides
quality of life and preserves
the market value of each Unit. A
condominium governs itself
through its By-Laws and
ownership. As a community, it
decides how all aspects of the
Condominium will be operated and
maintained.
Windpath
consists of Owner-occupied
residential units. The Governing
Documents do not allow the
leasing of a Condominium Unit
for more than six (6) months in
any consecutive twelve (12)
month period without the consent
of the Board of Managers.
The Board of
Managers (who are current Unit
Owners) interpret the By-Laws
and enforce compliance with the
Rules and Regulations of the
condominium. They may impose
fines when there are violations.
The Board of
Managers sets a Monthly
Maintenance Fee which covers the
following services:

Lawn
care and
maintenance, front
landscaping and
irrigation of common
areas. However,
modifications to the
exterior of any unit
(such as approved
patios, decks or
landscaping) are the
responsibility of
the Unit Owner.

Water
and sewer utilities

Regular
trash and recycling
pick up.

Driveway, walkway
and road
maintenance. This
includes winter
maintenance of snow
plowing and ice
protection of roads
and driveways and
shoveling of
walkways

Maintenance of
roofs, windows,
sliding doors,
garage doors and
original
construction
skylights-which are
the skylights in the
living room of
garden style units.

The Board of
Managers can seek additional
funds through supplemental
assessments, or special fees if
deemed necessary to cover
unusual or capital costs not
included in the monthly fees.
